Timeline
As you know we had three phases of renovation for All Saints Sharon Chapel (the buttress, the roofing and rooftop HVAC units and the sanctuary interior). We now have finished the third phase. In a project this size, one would expect to go over budget about $30-40K dollars, this is ending up going over about $10K. If we had all, or even most of the capital campaign money that has been pledged, your priest, treasurer and wardens would be less nervous. Despite being near the end of the project and allotted money, we also still need to address the water drainage around the sanctuary within the year.
Punch list
The contractors are finishing the last things on their list--- the punch list. This does not mean everything is done. It means everything we have agreed upon from them is done or will be shortly; everything that we have paid for is or will be done.
On-going capital campaign
At this point, the capital campaign will continue. I would ask that if you pledged and you have not completed your pledge, please talk to our treasurer Jim Taylor. If you can let him know when you might complete to donate (or even if life has changed, it does that, and you can no longer complete the pledge), this would be helpful for planning purposes.

Altar Rails, Flooring, and Pews
The contractors and carpenters met (I was along for the ride) to get an accurate understanding of the altar rails for the bema and how they are going to manage the benches to cover the HVAC in the sanctuary.​

Next week is the flooring, and then painting soon after that. The pews will begin their refurbishing before their installation on the new floors.
We were under budget for the scaffolding, and the contingency overage allowed the exterior painting to be done without more payments. :)

Construction Milestones: On Time, Under Budget, and Progressing Beautifully
Construction continues on schedule and below budget (we have not had to use any of our 10% set aside for unexpected expenses!) The buttresses are being dressed, and will be covered and painted to match the church. The contractors are repairing wood rot on our bell tower and external siding. New flooring, lighting and fans ordered. Our contractor is working with the company we purchased the organ from to reinstall speakers and wiring. And the new roof looks spectacular! Next we anticipate external paint (to refresh our little red church on the hill!).
Vestry continues to be busy working with contractor and putting the refreshed sanctuary design from paper to reality! Continued appreciation for our congregation and friends of ASSC.

Buttresses Covered & Sanctuary Roof Near Completion
Here we have the first of the buttresses to get covered by its much prettier covering -- and look at that pretty roof on the sanctuary! :) The roofing shingles are almost done (and may be done by Sunday). We are waiting on the new HVACs for Gunnell Hall and the Atrium. When these arrive, they can do the switch-a-roo and fix the grading of the flat portion of the roof on which the HVACs sit. We are beginning to turn our attention to the inside of the sanctuary. The third contract is nearly signed (or may be signed by the time this goes out.)

Inside Progress: Roof Near Completion and Interior Taking Shape!
The pictures today are from the inside. (The outside does not look too different ... one of the buttresses has been encased, but nothing further this week. I mean, there was a LOT of rain this week.)
The roof is done except for where the new HVACs will be placed; and it looks like those units will arrive the end of next week. It will take about 8-10 days to complete the process of taking the old ones off, regrading/ replacing that flat roof over the Atrium and putting the new HVAC units down and connect.)
At the same time, the inside is beginning to take shape. The plywood is off the windows. The workers are repairing the walls that they had to get into to secure the scaffolding. Under the roof, the material was in surprising good shape, with only an area around the bell tower needing some care to the sub-roof.

HVAC Installation & Final Touches Coming Together
Happy June! We are celebrating because our new Gunnel Hall HVAC and roofing platform is almost here!
Here is our schedule for the HVAC replacement:

Monday 6/18 - rooftop ductwork demo, flat roof demo, and new roofing installation.

Tuesday 6/19 - crane to remove old HVAC units and set new units, new electrical connections, and new roofing work around new HVAC units.

Wednesday 6/20 - measure new duct work and begin fabrication. Roofing work to be completed today

Thursday 6/21 - installation of new rooftop ductwork and duct work insulation

Friday 6/22 - setting up new rooftop units to make operable

Saturday 6/23 - contingency day
Additionally we have dipped into our contingency fees - approx $3000 for rotten trim wood and external siding replacement! Speaking of- check out our new bell tower when you come to church on Sunday!
Also thank you to everyone who helped select the new refreshed paint colors for the outside of the church! Great feedback! Our faded red church should be back to beautiful updated red in the next few weeks if not sooner!
Our interior lighting and fans have been ordered! Flooring is in the works! Things are really moving along.
With all that said, we very much appreciate everyone who has been tithing and has donated to the capital campaign. If you’re waiting on fulfilling your pledge, the time is now!!! We are coming into the homestretch on this renovation, so we need everyone to continue to bear with us during the construction dust with patience and grace.

AC Units for Gunnell Hall/Atrium Installed
The week was a lot at All Saints Sharon Chapel. A crane came and removed the old HVAC units from the top of the Atrium, the contractor team repaired the roof and replaced new AC units for Gunnell Hall and the Atrium were installed. (see photos).
Davette, Sarah and Rob helped move out the temporary CGS 1 from what will again become the church's office. If you are around this Sunday (and maybe next), please come help us move stuff back to the office. This will let us get to the organ speakers. The duct work for the sanctuary is coming together, but the first week in July the contractors have slated to use a scissor lift to install lights, fans, and organ speakers.

Roof Work Begins & Interior Planning Underway
The roof is in process! The inside of the church is coming into being again. This week, your Junior Warden Caitlin Irvin and priest Sarah met with the contractors and representatives for Iglesia de Dios church to talk about electricity so that we are mindful of their needs in worship as well. Now that the scaffolding is gone, it is getting exciting!
Vestry meets this Sunday, everyone is welcome. The third contract (for the interior) is in the works and we hope to have the trustees sign in with in the week.

Buttress Repairs Completed & Preparing for the Next Phase
This week, the structural work repairing the buttresses finished. When they get the go-ahead, that everything checks out, and the county signs off, then they can put siding around them-- a boost for the aesthetics, and take down the scaffolding.

The next contract is almost signed. The Vestry met with the contractors this Monday, got their questions answered, and contract amended. We will have the church's trustees sign off this weekend. This second contact will cover the roofing and the HVACs for Gunnell Hall and the Atrium.

Roof Grading & Preparing for Next Phases of Renovation
The Vestry will be meeting with the contractors soon to better understand the grading of the roof for the flat part covering Gunnell hall. (The roof and HVACs will be under a second contract and the revamping of the sanctuary will be under a third contract.) Also there are questions the contractors have for us in order to give us a more accurate estimate for the third phase. Once finalized we will have an estimate cost for the work.
Also, since I did not know, I figure other people may not know either: If you look at the outside of the church, there are a paired smaller vertical metal rod and another metal rod that replaces the buttress. The buttress replacement rods are much thinner than the original buttresses. They will eventually be covered in siding so they will look weird :)

First Phase of Construction to the Buttresses

Buttress Repairs: We’ve started the first phase of construction on the chapel’s buttresses, so don’t be surprised if you see scaffolding around the building—we're making progress!

Funding the Repairs: To begin these repairs, we’ve transferred a significant amount of money from our savings and investments into our operational accounts.

Financial Needs: We will be using at least $200,000 from our savings and taking a loan from the diocese. Even with these funds, we anticipate being short by $50,000 to $100,000. The capital campaign is crucial in helping us close this gap.

Staying Optimistic: We hope the actual costs will come in lower than the estimates, and we’ll keep you updated as the process continues.

Upcoming Repairs: Roof & HVAC Replacement
We are actively working with the construction company to facilitate our next stage of repairs. This next contract will support new roofs for the entire facility and the HVAC systems over Gunnell hall. We will keep you posted as we get the contracts and ensure that we have the financial wherewithal to cover the costs.

Steel Buttresses
During this Holy Week, the first steel buttresses outside have replaced the wood ones. They will be structurally tested tomorrow before work can proceed to replace the remaining ones.

Buttress Repairs & Preparing for the Next Phase
The contractors continue with their work on the buttresses, with only a little bit of a slowdown due to our recent rains, but are still on schedule. The Vestry is meeting to get the next contract in place so that we can move to the next work seamlessly without delay. The next contract will include roofing for the sanctuary, administrative wing and Gunnell Hall, grading the flat part of the Gunnell hall roof to insure that water does not pool, and new HVACs for Gunnell Hall and the Atrium.

Scaffolding Removal & Exciting Grant News!
Construction status: The contractors met with the engineer last Friday and the engineer is having the contractors do two small concrete repairs before they take down the scaffolding inside the church. The contractors will be finishing those repairs this Friday and they are on the schedule to have the scaffolding removal start this upcoming Tuesday.
The week after that, the roof replacement will begin.
We received news that All Saints Sharon Chapel has been awarded a $5,000 grant from the diocese, which we will use towards the construction! Make sure to thank Sarah Himes for her hard work pulling this together. Also this was also only made possible because we had an audit done.

Project Milestones: PVC Trim, Loan Update & Scaffolding Removal
Junior Warden, Caitlin Irvin, learned that the buttresses will be covered with Cellular PVC trim boards. This material is not vulnerable to rot, decay, or insects so it is maintenance free, outside of periodic painting.

For those requiring greater details: The box will be just big enough to cover the existing flitch plate covers (metal bracket) at the base of the beams. They will be roughly 7.5" wide x 14" high and will start at the base of the beam and terminate into the siding.
We have also reached our "$200K" amount spent and now the loan for $250K kicks in. The Diocese Missionary Society will pay the contractors directly. The HVACs for Gunnell Hall and Atrium are on order.
The contractors received final approval from the engineer and the third party inspector on Tuesday 4/30 to remove the scaffolding. The scaffolding removal started on Wednesday 5/1 and they will be finished up on Monday 5/6 or Tuesday 5/7. Whoo hoo!!!🎉 And if the weather holds up, the contractor plans to start the roofing work next week

Sanctuary Progress: Scaffolding Down & Preparing for the Final Phase
The Vestry is working on getting things together for the last contract for the inside of the sanctuary and some other loose ends. When you come into church this Sunday, all the scaffolding is down!! Roofing, grading and HVACs are next.

Sanctuary Repairs: Scaffolding & Steel Installation
When we pass by the sanctuary with all the scaffolding on the inside holding up the roof, it’s hard to see what is going on. So, what is going on?
We have it from the contractors that the first phase of steel arrives and will be installed between Wednesday March 20-Friday March 22 (buttresses and other supports). That work will then be inspected on Monday March 25th. And if all goes well, the workers will begin replacing the rest of the beams from March 26 to April 5th. Personally, as the priest of this church, I think this is quite the Holy Week/ Easter story. Soon, we will begin work on the other upcoming contracts.

Sanctuary Items Moved to Gunnell Hall
It was pretty amazing to watch everyone chip in and move all the stuff out of the sanctuary and into Gunnell Hall. We now have a worship space, Amen! We are all blessed to have each other in this community of All Saints Sharon Chapel.

Buttress Update & Interior Progress
The Vestry and those present that particular Sunday decided to paint the buttresses a soft cream. Above is a picture of the buildings with the new paint. The brick red is much brighter than it was before (and even still, it has "calmed down" since the initial painting.) The white on the buttresses is not the original bright white of the covering fashioned over the steel, but as stated more of a cream.
This week saw the wooden cross hung and the beginnings of the framing done for the stage and bema, painting of cables and conduits (so they do not stand out against the wood), and adjusting of lights. The scissor lift will be gone this week. They are on track to finish around the beginning of August, but the next two weeks are crucial, so feasibly it could be 2 weeks beyond that.

Internal Beam Repairs, Organ Speakers, and Lighting Installation
This week everything that needs to be done with a scissor lift is getting done. The contractors repaired the look of the internal beams where they had been secured to scaffolding, and the organ company came and hung the speakers. On Friday, the electrician should be there to hang fans and lights (and trade out the bulbs of the hanging lights so that they all match.)
